Where we work
Home accessibility modifications in Como
Como sits between the Canning River and Manning Road, with housing that spans interwar bungalows, solid brick homes from the 1950s and early 1960s, and a large number of apartment buildings along the ridge toward Canning Bridge.
The older brick homes share the access challenges common to that era - small bathrooms, raised shower hobs, inward-opening bathroom doors, and hallways that were not designed around a walking frame.
Apartments bring a different set of considerations. Any modification that touches a load-bearing wall, a shared drain riser, or the building's waterproofing membrane will require strata approval, and the process can take weeks. We have done this work in Como and can help you understand what is likely to need a strata vote and what can proceed without one.
What we find in Como homes
Every suburb has its own housing character and its own access challenges. Here is what we most often see when we visit homes in Como.
1950s and 1960s brick homes in Como frequently have a small combined bathroom and toilet with a step-down shower recess - lifting the floor of the recess and grading it to a linear drain is one of the most common jobs we do here.
Apartment bathrooms along the Canning Bridge corridor are often original 1980s or 1990s fitouts with fixed plumbing positions - a wet-area modification usually works within the existing drain location rather than moving it, which avoids opening the concrete slab.
Strata-governed properties in Como require written approval before any structural or plumbing work begins. We can advise on what is likely to need a special resolution versus what falls within an owner's own lot, but we do not lodge applications on behalf of owners.
Como's riverside streets slope gently toward the Canning, and some older properties have a step at the front entry that catches people off guard - a threshold ramp or a reconfigured front path is often the first modification we are asked about.
The proximity to Canning Bridge and the South Perth causeway means Como residents are close to rehabilitation services at Sir Charles Gairdner and Fiona Stanley - we occasionally receive calls from people setting up a home following a hospital discharge.

Questions
Questions about work in Como
I live in a Como apartment. Do I need strata approval before you can start any work?
It depends on what the work involves. Fitting grab rails fixed only to internal lot walls is generally within an owner's rights without approval. Any work touching the building's waterproofing, shared drain risers, or load-bearing structure will need strata sign-off. We will tell you at the site visit what falls into which category.
The bathroom in my Como apartment has the plumbing in a fixed position. Does that limit the options?
Fixed plumbing positions are the normal starting point in apartments, and most modifications work with them rather than around them. A linear drain can often be positioned to suit an existing waste outlet, and grab rail positions are independent of plumbing entirely. A site visit tells you what is genuinely achievable.
How far is Como from your Melville base?
About ten minutes across the Canning River. Como is one of the closer suburbs we cover, so scheduling a site visit or the $149 home safety audit is straightforward and does not require batching with other visits.
My 1958 Como home has a narrow bathroom. Is a full shower conversion realistic?
Usually yes. Most bathrooms from that era in Como are tight but workable. Removing the bath, laying a level wet area floor, and fitting a wall-mounted fold-down seat and rails can be achieved within the original footprint. We measure up during the site visit and give you the honest picture.
